Indiana County Hopes Tax Auction Bidder-Education Pays Big Dividends
In hopes of getting higher bidder participation in its annual tax certificate sale, the city of Anderson in Madison County in Indiana will be hosting a seminar to educate residents in the area about how to purchase tax liens before its next event[1]. Last November, the county hosted a tax sale in an effort to recoup back taxes but failed to move more than 2,000 properties. The April sale will list properties up for grabs for as little as $100, and the county wants bidders and would-be investors to be very clear on how to get in on the action. The sale will be an internet auction and bidders will only have to wait 120 days to take ownership of the property.
The county wants to make sure that the acquisition process, which is complicated in this area of the state, does not deter investors from getting involved. To this end, the local government is hosting a seminar on how to bid on tax certificates and what to do once the sale is complete to make sure that everyone who wants in has an opportunity to participate in an educated manner. The seminar will even include lessons on how to evaluate properties ahead of time, do a title search and notify “all interested parties” once the lien is purchased.
This seems like a great way to get more participants involved in tax certificate auctions. Do you wish that your local government ran this type of educational program?
Thank you for reading REJournalOnline’s Tax Deeds Investment Letter.

So, when and where is this seminar they’re offering? Is it available online or only onsite?
Ditto above, same comment. When?
And yes I wish the all counties will hold some type of seminar
explaining the proper procedures of bidding properties etc.
Absolutely!!!
SRI Inc is handling the auction and the educational seminar. They don’t appear to have a webpage, but you can view the properties for sale and possibly get more info on the Madison County webpage.
I wanted to point out legislation adopted last year. 2010 Indiana Code site IC 6-1.1-10-38 public law 98 allows counties to sell properties they have deed on after following through the tax sale process at very low cost to adjacent property owners. It allows waiving property taxes, including any future tax for up to five years after sale. It’s not a total solution, but with the backlog of properties requiring additional money for repair and upkeep, this would allow counties to clear their books, and protect neighborhhods from being victimized by buyers who have no personal interest in improving the block. Read the law, check with your county administrator to see if they are using this valuable tool.
Thanks, Shawn. This is great information!
